Property Search

Whether you’re a student, family or a company looking for a corporate let, our focus is on customer service and protecting the interests of our tenants.

Once you’ve found a rental property you like, book a viewing as early as possible. There is high demand for properties in the rental market and if you find a property you like, it’s best to move fast to secure it. Once you’ve found a property that you’re happy with, we work with you to carry out all the necessary steps and get you moved in as swiftly as possible.

Finding a property

When looking for a property, it is important to consider what you need. From simple things like the number of bedrooms, to whether you’re looking for a furnished or unfurnished property. Also have a think about whether you need extras such as off road parking, a garage or a garden.

As well as the property itself, it is important to think about what you want from the area. Our team is happy to provide information about house prices, local schools, transport links and other local amenities, to help you to choose a property with confidence.

Checking references

Once you’ve chosen a property, we will need to run a few checks. All of this can be done via our online portal, which speeds up the process. To help, please ensure that you have the following information to hand:

  • Passport or official photo ID
  • Employment details
  • Confirmation of earnings
  • If self-employed evidence of the last three years’ account details
  • Current landlord details
  • Your bank account details

 

Tenancy agreement

All tenants will be required to sign a tenancy agreement. This outlines and protects the obligations and interests of both landlord and tenant. The tenancy agreement will also cover information such as notice periods, payment of bills/utilities and responsibilities. At this stage, we will also provide a copy of the inventory and outline any requirements for ongoing property management and inspections.

Deposit

Your deposit is usually 1-2 months rent, payable before you move into the property. This deposit is held as cover for any damages that may occur and need to be repaired at the end of your tenancy. We protect your deposit with a government-authorised Deposit Protection Service.

Moving in

Once we’ve taken care of the necessary steps, we’ll be ready to hand over the keys to your new home! As a local company, we know the areas we serve very well. If you need any advice, from recommended removal firms to great takeaways for your first night in your new home, all you need to do is ask.

Couple of things to note:

Should you lose your key/s, the cost will be £50 (cost will vary dependant on complexity of lock/security device).

Should you wish to change a tenant on the contract, the fee will be £75.
