Rent paid on time
We will collect the full rent in advance and transfer direct into your account within the first week of the month, along with an electronic or postal rental statement for the month.
Dealing with rent arrears.
If tenants start to fall behind with their rent then in addition to the joint and several tenancy and guarantor agreements we will already have set up, we also have systems in place to make sure we keep rent arrears to a minimum.
Staying compliant with the law
We’ll ensure that your property has an up-to-date Energy Performance Certificate, Gas Safety Certificate, Periodic Electrical Report as well as any additional safety certificates required for your HMO licence (if applicable).
Dealing with maintenance issues quickly
We have a strong team of builders and contractors who can attend to issues promptly and can usually get things sorted at fair prices.
Keeping your house well maintained
We carry out regular property inspections and suggest improvements as well as look out for any maintenance issues that tenants may have neglected to report.
As part of our management service we also organise:
• Utility change overs (including council tax).
• The organisation of a property inventory (to enable us compare the condition of your property at the start and end of the tenancy and make any necessary damage deductions from deposits at the end of the tenancy)
